Why Is There Almost No Overlap Between the Two?

Limassol attracts corporate relocations, international business and buyers wanting a seafront apartment in a city that functions year round. Developers build accordingly, in branded schemes with the specification and price that market supports. Paphos attracts holiday home buyers, retirees and people wanting a base in the sun without a city price attached, and its stock is built for exactly that.
The practical consequence is that comparing a Paphos apartment against a Limassol one is rarely the right exercise. In most cases your budget has already picked the city, and the real question is which property within that city suits you.
Which Properties Qualify for Cyprus Residency?
This is where the price difference matters most, and it catches people out.
Cyprus offers a permanent residency route tied to a qualifying property investment, with the threshold currently set at 300,000 euros. Look back at the Paphos table and you will see four properties priced below that figure. They are perfectly good apartments. They will not support a residency application.
Every Limassol property in our current range sits comfortably above the threshold, which is why so many of them carry an EU residency label. In Paphos, the residency route begins around the 300,000 euro mark and the choice narrows accordingly.
Two further points worth knowing before you shortlist anything. The qualifying route generally requires newly constructed residential property bought directly from a development company, so a resale bargain will not qualify regardless of price. And the threshold and conditions are set by government and change periodically, so confirm the current figure with a Cyprus lawyer rather than relying on any number published online, including this one.
