Where do foreigners buy property in Indonesia?

Bali is the overwhelming focus, with the deepest market and the widest choice of villas, apartments and investment property. Nusa Penida, the island off Bali’s south east coast, is an earlier stage villa market. Sumba, further east, is a specialist market centred on eco resorts rather than private homes. Other islands appear from time to time but rarely have live stock.

Where do foreigners buy property in Indonesia?

Foreign nationals cannot hold Hak Milik, the Indonesian freehold title. Overseas buyers use one of three routes: a leasehold agreement (Hak Sewa) for a fixed term, a right of use title (Hak Pakai) available to foreign residents, or a foreign owned company (PT PMA) for property that will earn rental income. Each has different costs, terms and exit implications. Nominee arrangements, where an Indonesian holds the freehold on your behalf, are common but carry real legal risk and we do not recommend them. We advise which structure fits your plan, and every purchase goes through due diligence on the land certificate, zoning and building permits.
