Moving overseas from Australia looks simple on a good day: pick a country, book a flight, start again. In my experience the costly mistakes happen well before the flight, in decisions people make in the wrong order or skip altogether. I have moved countries five times, so I know how easy it is to get swept along by the excitement. A visa that does not match your plans, a budget built on a holiday, a home bought before you have lived there: each of these can cost far more than a few weeks of careful thought. This guide sets out the twelve areas I would work through before moving overseas from Australia, in plain language, with the first question to answer in each. It is not advice on your personal situation, but it will show you where to look and who to ask.
Why Does the Order of Decisions Matter When Moving Overseas From Australia?
Most expensive mistakes come from sequence, not stupidity. People sign a lease before they know their visa options, or buy a home in a country they have only seen on holiday, or sell up at home before they have tested daily life. Each decision limits the next one. If you get the order right, most problems stay small and fixable.
The sensible order is to start with your reasons, narrow the country, check the visa and the money, and only then commit to property. The twelve areas below follow that logic, though you will move between them as you learn more.
What Are the 12 Things to Decide Before Moving Overseas From Australia?
Each area has one question that is worth answering before you spend any money. Some of them need a licensed specialist, and I say where.
| Area | The question to answer first |
| 1. Your reasons and timing | Why are you going, and by when? |
| 2. Tax | What will be taxed, and where, once you leave? A licensed tax adviser should answer this for you. |
| 3. Visas, residency and length of stay | Which route lets you stay as long as you want, and what does it require? |
| 4. Money | What does a normal month cost, and how will your income and pension reach you? |
| 5. Property | Should you rent first, buy there, and what happens to the home you leave? |
| 6. Healthcare and insurance | How will you be covered, and what does your cover leave out? |
| 7. Banking, phones and utilities | Can you open accounts and get connected, and what must you do before you leave? |
| 8. Family, schools, work and income | What does everyone in your household need, including income? |
| 9. Language, culture and integration | How will daily life feel once the holiday feeling ends? |
| 10. Climate, environment and transport | Can you live with the heat, the air and the commute all year? |
| 11. Safety, stability and global access | How stable is the place, and how easily can you get home or onward? |
| 12. The move, settling in and expat networks | What is the plan for the first three months, and who will you know? |

Which of the 12 Areas Trip People Up Most?
Money is usually the first. People price a holiday, not a normal month, and forget that pensions, transfers and exchange rates move. If you are retired or close to it, check how the Age Pension works overseas before you build a budget, because the rate can change and some extras stop.
Visas come second. The type of visa decides how long you can stay, whether you can work and what you must show each year. Rules change often, so confirm the current requirements with a registered specialist. A property purchase does not give you the right to stay in most countries.
Property comes third. Ownership rules vary enormously. In Thailand, foreigners can generally own a condominium unit within the building’s 49 percent foreign quota, but cannot hold freehold land. In Indonesia, foreigners cannot hold freehold title in the same way. Rent first, in the area you are considering, before you commit to anything.
Which Countries Do Australians Look at First?
The five places I know best are Thailand, Bali, Malaysia, Dubai and Cyprus, and each suits a different person. This is not a ranking. For the property side, see my guides to Bangkok condos, Phuket for foreign buyers, Bali villas for foreign buyers, and the Paphos or Limassol comparison for Cyprus. If your country is not listed, ask me, because my network covers more.
What Should You Do First When Moving Overseas From Australia?
- Write down your reasons and your timing, in plain words.
- Narrow your list to one or two countries, not five.
- Check the visa options for those countries with a registered specialist.
- Price a normal month in the exact area, including health cover and flights home.
- Rent there for a few months before you buy or sell anything.
- Talk to me first, before you commit money, sign a lease or sell up at home.

Frequently Asked Questions
How do I start moving overseas from Australia?
Start with your reasons and timing, narrow to one or two countries, and check the visa route and a realistic monthly budget before you spend money. Rent in the area first, and take advice from licensed specialists on visas, tax and pensions.
What is the biggest mistake people make?
Committing money before they have tested the country. A holiday is not a way of life, so rent first, outside peak season, before you buy a home or sell yours.
Do I need a visa to live overseas?
For a long stay, almost always yes. A tourist stay is not a right to live there, and a property purchase does not usually give you a visa. Confirm the current route with a registered specialist.
Should I rent or buy when I move overseas?
I would rent first in almost every case. Ownership rules differ widely, and you learn far more about an area from living there for a few months than from any viewing.
Can I keep my Age Pension if I move overseas?
Often yes, but the rate can change after 26 weeks and some extras stop if you move permanently. Read my guide to the Age Pension overseas and check your own position with Services Australia.
Can you help with visas and residency?
Yes. Through Talk To Me First I introduce you to licensed specialists who handle the visa and tax detail, and I help you plan the move. I do not give visa or tax advice myself.
