Buying a Condo in Bangkok: A Guide for Foreign Buyers

You can buy a condo in Bangkok as a foreigner, own it outright with your name on the title deed, and use it as your way to live in Thailand. That combination is rare anywhere in Southeast Asia. Our current Bangkok range starts from about USD 92,000 for a fully furnished one bedroom apartment in Rama 9, which is priced right around three million baht. That figure matters, because a completed freehold condo of three million baht or more, registered in your name, lets you live in Thailand on a renewable basis for as long as you own it. So for well under six figures in US dollars, you are buying a home in a capital city of more than ten million people and a long term place to live. Here is how ownership works, what your money buys, and where to look.

Can Foreigners Buy a Condo in Bangkok?

Yes, outright. Section 19 of Thailand’s Condominium Act allows foreign nationals to own a condominium unit freehold, in their own name, provided foreign ownership across the whole building stays within 49 percent of its total floor area.

Two things follow. First, you are the registered owner in the ordinary sense, with no lease term running down and no company structure to maintain. Second, the 49 percent quota is tracked building by building, so it is worth confirming where a particular development stands before you fall for a unit in it. That is a quick check, and one I make before a client commits.

Foreigners cannot own land in Thailand, so houses and villas work differently. For a Bangkok buyer this rarely matters, because the city’s stock is overwhelmingly condominiums, which is exactly the category the law opens to you.

Can Buying a Condo Let You Live in Thailand?

Yes, and for many of my buyers this is the whole point.

Since October 2025, buying a completed freehold condominium of three million baht or more, registered in your name, gives you a way to live in Thailand on a renewable basis for as long as you continue to own it. You are not buying a holiday home you visit twice a year. You are buying a base you can genuinely live in.

Three million baht is currently around USD 92,000, which is why the entry point of our range sits where it does. At that level you get a fully furnished apartment, a freehold title in your own name, and a place to live, all in one purchase.

It is not permanent residency or citizenship, and it does not give you the right to work. It has its own application and certification steps, which I walk clients through, and because it is set by the Thai government the conditions can change. Two practical points: the unit needs to be completed, and the qualifying test is the price in baht on the title deed, not the US dollar figure, so I confirm both on any property before you commit.

These are the seven areas I would focus on, and we currently have properties in every one of them, across a range of budgets.

• Sukhumvit. The main road running east through central Bangkok, served along its length by the BTS Skytrain, and the backbone of expatriate life in the city.
• Thonglor. Further east along Sukhumvit, known for its restaurants, cafes and nightlife, and one of the most sought after residential addresses in Bangkok.
• Ari. A leafy, low rise neighbourhood north of the centre with a strong cafe and creative scene, popular with buyers who want character rather than a tower block.
• Rama 9. Bangkok’s newer business district, close to major office towers and shopping, and where our entry level fully furnished apartments sit.
• Khlong San. Riverside living on the Thonburi side of the Chao Phraya, close to ICONSIAM, with Riverside Lifestyle about 350 metres from BTS Khlong San.

• Eastern Bangkok. The most accessible pricing of the seven, suited to buyers who want the most space per dollar and are happy to be further from the centre.

How Do You Pay for a Condo in Bangkok as a Foreigner?

The purchase funds must come into Thailand from overseas in a foreign currency. This is what allows a foreign buyer to register freehold ownership, so it is a step to plan rather than a formality to catch up on later.

For transfers of USD 50,000 or more, the receiving Thai bank issues a Foreign Exchange Transaction form confirming the funds came from abroad. Below that amount, a bank credit advice or foreign exchange credit note serves the same purpose. The Land Office asks for this evidence at registration, so the transfer needs to be set up correctly from the start.

Why Buy in Bangkok Rather Than a Beach Market?

Because it does a different job.

Bali and Phuket are holiday markets, driven by nightly and seasonal rentals. Bangkok is a working capital, and its rental demand comes from long term tenants: professionals, expatriates and students living in the city year round. That typically means steadier occupancy and less hands on management than a holiday let, and the indicative returns we are currently seeing in Bangkok sit at around 6 percent.

It also suits buyers who want to live in Asia rather than simply holiday there, with Thailand’s islands and the rest of the region a short flight away.
