Most agencies want as many listings as they can carry. I take four properties a month across the Gold Coast and Brisbane, and that number is the whole point. A boutique real estate agent with four properties can give each one a genuinely controlled campaign. An agent carrying forty cannot, however good they are. The same thinking runs through everything else I do. You deal with me at every viewing, every open house and every negotiation, not with someone you met once at the listing presentation. If you are buying rather than selling, or buying somewhere overseas, or moving abroad entirely, that is the same conversation rather than a different company. I am an international award winning agent with thirty years behind me. Talk to me first and you will find out in twenty minutes whether I am the right fit, at no cost and with nothing to sign.
What Does a Boutique Real Estate Agent Actually Do Differently?
Takes fewer properties, and spends the time that frees up on the ones taken.
Volume agencies work on throughput. That is a legitimate business model, and for a straightforward property in a hot market it works perfectly well. It is simply not the same service as a campaign built around one home.
My limit across the Gold Coast and Brisbane is four properties a month. That cap is not modesty, it is arithmetic. Four campaigns can each have a considered pricing strategy, marketing built for that specific property, and an agent who knows the place well enough to answer a difficult buyer question without checking a file. Forty cannot.
“I have personally sold and rented out over 1,000 properties globally. With 30 years of international property experience, I bring the network, knowledge and commitment that makes the difference.” Rick Flay
Who Actually Handles Your Property?
I do. All of it.
This sounds like a small thing until you have experienced the alternative. In many agencies the person who wins your listing is not the person who runs your campaign. The principal presents, then the file moves to whoever is available for inspections, and the feedback you get on your own home is second hand.
With me you get the same person at every stage: the appraisal, the marketing decisions, every viewing, every open house, and every negotiation. When I tell you what a buyer said, I heard it. When I tell you how the negotiation is tracking, I am the one in it. Four properties a month is what makes that possible, which is why the two things go together.
How Do You Reach Buyers Other Agencies Cannot?
Through an international affiliate network of more than 500 agents across over 20 countries, built over three decades of working internationally.
Your buyer may not live in your suburb, your state or your country. Lifestyle and coastal property in particular attracts interstate, expatriate and overseas purchasers, and reaching them takes more than listing on the usual domestic portals and waiting.
My campaigns run across South East Asia, Dubai, Europe, the USA, the UK and New Zealand, as well as locally and interstate within Australia. For a distinctive or higher value property, that reach is often the difference between a local price and a genuinely competitive one, because the pool bidding on your home is simply larger.
You can see the calibre of property on the Gold Coast and Brisbane pages, including this two bedroom apartment in Brisbane and this three bedroom sea view apartment in Surfers Paradise.
What Is Bespoke Marketing?
A campaign built for the buyer your property will actually attract, rather than a template applied to every listing.
Before anything is written or photographed, the question is who realistically buys this home. A family upgrading within the area, an interstate buyer relocating, an overseas investor, a downsizer wanting lock up and leave. Each of those people responds to different things, looks in different places and values different features of the same property.
The marketing then follows that answer, in the imagery, the copy, the channels used and which parts of the international network the property is pushed through. It is a different exercise from producing a good looking listing and hoping the right person finds it.
Can You Help Me Buy as Well as Sell?
Yes, in Australia and overseas, and there is no upfront charge to you.
Most people selling are also buying, and handling only one half of that leaves the harder half to you. I act for buyers across Australia and across the international markets I work in, which means one person can manage both sides of a move rather than coordinating two agencies who do not speak to each other.
On cost, the arrangement is worth stating plainly rather than leaving vague. There is no upfront fee and no charge to you for the search itself, because on most transactions I am remunerated by the vendor or the developer at the point of sale. You should know that, because it is the kind of thing an honest adviser tells you before you ask. If at any point a property suits you better than anything I am paid on, I will tell you that too.
What If I Am Moving, Buying or Retiring Overseas?
That is the part of this business I have spent thirty years building, and it is where most local agencies simply stop.
Buying a home in Bali, Thailand, Cyprus or the Maldives is not the same transaction as buying in Queensland. Ownership structures differ, foreign buyers face restrictions that locals do not, and the mistakes are expensive and difficult to unwind. Knowing which structure applies to you before you commit is the single most valuable thing in the process.
Relocating or retiring abroad also brings questions that sit outside property entirely, particularly around visas and residency. I have specialist contacts all over the world for exactly this. I do not provide immigration advice myself, because in Australia that is a regulated activity, but I will put you in front of registered migration specialists and independent local lawyers so the property and the paperwork are each handled by people qualified to handle them.
If overseas is on your mind, our market guides are the place to start, including buying a villa in Bali and buying property in Phuket.

Why Talk to Me First?
Because the first conversation is where the money is either made or lost, and it costs you nothing.
- If you are selling on the Gold Coast or in Brisbane, an honest appraisal at the start prevents the single most expensive mistake in property, which is launching above what buyers can reach and then chasing the market down.
- If you are buying here, knowing what your budget genuinely reaches means you only inspect properties you can actually buy, instead of falling for something out of range and starting again.
- If you are buying overseas, the ownership structure is decided at the point of purchase and is difficult to change afterwards. A conversation beforehand is worth a great deal more than advice afterwards.
- If you are doing two of those at once, which most people are, one person handling both sides removes the coordination problem entirely.
There is nothing to sign and no obligation. If I am not the right fit for what you are doing, I will tell you that, and you will still leave the conversation knowing more than when you started.

Frequently Asked Questions
What is a boutique real estate agency?
One that deliberately limits how many properties it takes on so each receives full attention. Across the Gold Coast and Brisbane I cap listings at four properties a month, which is what allows every campaign to be run personally rather than delegated.
Will I deal with Rick personally or with an assistant?
Personally, at every stage. The appraisal, the marketing decisions, every viewing, every open house and every negotiation. The four property cap exists specifically to make that possible.
Do you charge for a property appraisal?
No. An appraisal is free and carries no obligation. You receive an evidence based view of what your property should realistically achieve in current market conditions, and what you do next is entirely your decision.
Do you charge buyers a fee?
There is no upfront charge for the buyer service in Australia or overseas. On most transactions the remuneration comes from the vendor or developer at the point of sale, which is disclosed openly so you know exactly where you stand.
Can you help with visas and residency when I move overseas?
Yes. I have professional specialist contacts all over the world for exactly this. I do not provide immigration advice myself, as that is a regulated activity in Australia, but I will connect you with registered migration specialists and independent local lawyers who handle it properly.
Which countries do you cover?
Australia, principally the Gold Coast and Brisbane, alongside international markets including Bali, Thailand, Cyprus, Montenegro, Dubai and the Maldives, supported by an affiliate network spanning more than 20 countries.
