Before you ask what your budget buys, it is worth asking why you are buying at all. An investor chasing yield, a family wanting a holiday base, someone building toward residency and someone planning to retire are four different buyers, and they should be looking at three very different markets. Across Bali, Phuket and Bangkok, the same money buys wildly different things. Bangkok is the most affordable of the three by a clear margin, opening from around USD 120,000. Bali comes next and gets you into a private villa with a pool sooner than most people expect. Phuket sits highest, with very little available below USD 200,000. Every figure in this article comes from a property I currently have available, so you can see exactly what is on the table rather than a market average.
Why Are You Buying?
This is the question that decides everything else, and the honest answer changes which market you should even be looking at.
- Investing for return. Bali and Phuket are both holiday rental driven, with Bali indicatively delivering higher returns. Bangkok works differently, driven by long term city tenants rather than nightly bookings, which suits a buyer who wants steadier and less hands on income.
- A holiday base you will actually use. Bali and Phuket both make sense here. This is where the villa with a pool matters more than the yield, and where being able to walk to a beach beats being able to walk to a train.
- Building toward residency. Thailand has introduced an investment linked route tied to qualifying freehold condominium purchases, which makes Bangkok and Phuket worth a closer look. Indonesia operates its own residency permits, and holding one changes which ownership structures are open to you in Bali.
- Retiring or spending long periods there. Cost of living becomes the deciding factor rather than purchase price. Bali is generally the cheapest of the three to live in day to day, while Thailand gives you a whole country and its islands to explore from your front door.

Why Is Bangkok the Most Affordable Entry Point?
Bangkok is the cheapest way into any of these three markets, and it is not close. You can buy a brand new riverside studio in Khlong San from around USD 120,000, in a building 350 metres from the BTS and three minutes from ICONSIAM.
That buys city living rather than a holiday home, and it suits a particular kind of buyer very well: someone who wants a foothold in Asia, long term tenant demand rather than seasonal bookings, and a low entry price. It is worth knowing that Thailand permits foreign buyers to own condominium units outright, freehold, in their own name, within the 49 percent foreign quota for each building. Bangkok is therefore one of the simplest ownership positions available anywhere in Asia at this price.
What Does Bali Give You for the Money?
Bali sits in the middle on price and delivers something neither of the others manage at the same level: a private villa with its own pool, from USD 170,000 in Seminyak.
That is the single most striking thing in the table. At a budget where Bangkok buys a one bedroom apartment and Phuket buys nothing at all, Bali buys a villa with a pool. Move up to around USD 320,000 and you are into a two bedroom villa with a pool in Nusa Dua.
Compare that two bedroom villa with pool in Nusa Dua against the Bangkok two bedroom at a similar price and the trade off becomes obvious: a villa and a garden in Bali, or a city apartment and a BTS station in Bangkok. Both are good buys. They are simply for different lives.
Bali also carries the highest indicative rental returns of the three, which is why it tends to appeal to buyers who want the property to work as well as be enjoyed.
Why Is Phuket the Most Expensive of the Three?
Phuket is the priciest of the three markets and there is very little available below USD 200,000. The entry point is a one bedroom beachside condominium at around USD 208,000, and pool villas start above USD 300,000.
What you are paying for is an established resort market with mature developments, professional management around them, and one of Asia’s best known coastlines. At the upper end, this four bedroom pool villa at Sunrise Lake range shows what the market delivers once you pass USD 400,000.
Phuket suits the buyer who wants the beach lifestyle in a market that is already built out and running, and who is comfortable paying a premium for that maturity.
